How much does virtual staging cost in 2026? Prices from 12 providers

Virtual staging costs about $16 to $37 a photo from a service where a designer does the work, and from well under $1 to about $3 a photo from an AI tool on a monthly plan. Five staged photos come to roughly $115 to $180 from a designer service against a few dollars from an AI tool, while real staging with furniture had a median cost of $1,500 in NAR’s 2025 survey.

Why prices run from cents to $37 a photo

The bottom of the range is a subscription to software. Virtual Staging AI promises results in about ten seconds a photo, and its plans work out between $0.65 and $2.67 a photo depending on how many you use. Virtual Staging AI pricing

Costs that are not in the headline price

Against real staging the comparison is starker still. NAR’s 2025 survey put the median for a staging service at $1,500, and $500 when the agent staged the home personally, but that furniture stays in the house for every viewing, which no staged photo can do. Is virtual staging worth it?
Agents are lukewarm. In NAR’s 2025 survey, 38% of buyers’ agents said virtual staging was less important to their clients, and 34% of sellers’ agents said the same. We found no published study that measures what it does to sale prices. NAR, 2025 Profile of Home Staging, full report
It is worth most for an empty home, where a bare room tells a buyer nothing about scale, and least for a furnished one, where decluttering or a few changes usually do more.
