To stage an empty house without furniture, spend on the three rooms buyers care about most, the living room, the primary bedroom and the kitchen, and bring in only a few pieces for each: a rug with two chairs and a lamp in the living room, a made-up bed in the bedroom, and clear counters with one or two accessories in the kitchen. If there is no budget for real furniture, virtual staging furnishes the listing photos for a fraction of the cost, as long as each staged photo is labeled and the empty room is shown too.

Which rooms to stage first in an empty house

Staging an empty house can cost a four-figure furniture rental or a few dollars a photo. The first two rows are medians from NAR’s 2025 survey of agents; the third is one company’s published price.

How to stage each room without furniture
A few pieces in the right rooms do most of the work. The aim is not a furnished house but rooms a buyer can read: what each one is for, how big it is, and where their own things would go.
How to stage a living room without furniture
Start with a rug. It marks out where a seating area would go and gives the eye something to measure the room by. On the rug, two armchairs or a small sofa, a side table and a lamp are enough. Face them toward the room’s best feature, the window or the fireplace, rather than the door, and keep them low and light in color so the room still reads as big.
Add one plant and one piece of art at eye level. More than that starts to look as if somebody still lives there.

The bed is the one piece a bedroom cannot do without. It says what the room is for and shows how big a bed fits, which is the question a buyer is actually asking.

Add a headboard, or a large piece of art on the wall where one would be, a small table and a lamp on each side, and a throw across the foot of the bed. Put the bed against the longest clear wall so the space around it shows.

Kitchens need the least. Clear the counters of everything except one or two things, a bowl of lemons or a board and a plant, so the length of the worktop shows. An empty counter is the clearest picture of space a kitchen photo can give.
In a bathroom, hang two folded white towels, put a new mat on the floor and a plant or a candle by the basin. Clean glass and clean grout do more in a photo than anything you bring in.
Outside: the first room buyers see

For an empty house that means the lawn mowed and edged, the path swept, the front door cleaned or repainted and two planters by the door. They also make the first photo of the listing.
Soft staging: accessories without furniture
Soft staging means accessories without furniture: rugs, lamps, towels, bedding, plants and art, sometimes with a small table or two. It suits a house that is already in good shape, where the rooms only need warmth and a sense of scale.
It is the kind of staging an agent can do from their own stock. Agents in NAR’s 2025 survey reported a median cost of $500 when they staged a home themselves, against $1,500 for a staging service. NAR, 2025 Profile of Home Staging, May 6, 2025
What soft staging cannot do is show how big a room is. A bedroom with a rug and a lamp but no bed still leaves the buyer guessing, which is why the bed is worth the trouble even when nothing else is rented.
Virtual staging an empty house: cheaper, with one catch
Virtual staging furnishes the photos instead of the house. A designer or an AI tool adds furniture to a photo of the empty room for a price per photo: HomeJab charges $25, with unlimited revisions. HomeJab pricing
Miravely, which publishes this blog, does it in its studio for 12 to 32 credits a photo on its default engine, depending on the resolution, which is between about 15 and 40 cents on the $29 Starter plan.
The catch is the viewing. A buyer who liked a furnished living room online walks into an empty one, and the gap can feel like a trick. The answer is to show both: publish the empty photo next to each staged one, and consider real staging in the one or two rooms buyers spend longest in.
